Custom Home Building

Custom Home Building
in York County, SC

Quiver Construction builds custom homes throughout York County, SC — on your lot, designed around your land and your goals, and managed by both founders from first conversation to final walkthrough.

A custom home is not a stock plan dropped on a lot. It is a home designed around how your family actually lives — the site, the orientation, the layout, the details. Getting that right takes a process built on clarity from the beginning, not decisions made on the fly during construction.

What a Custom Home Build Includes

We manage the full scope — from site preparation and foundation through framing, systems, finishes, and final walkthrough. You do not need to hire separately for site work or coordinate between contractors. One builder, one point of contact, one set of standards across the entire project.

What It Costs to Build a Custom Home Here

Most of our custom-home projects in York County fall between $350,000 and $700,000, including site work but excluding the cost of land. Actual costs vary with site conditions, the home's size and complexity, and selections and specifications. Site costs (clearing, grading, utilities, and foundation) can range from $40,000 to $120,000+ depending on the property; they are part of the overall project budget, not automatically an additional charge on top of this range.

We do not give estimates before a site visit because estimates without seeing the land are not useful — they just create expectations that the project cannot meet. After walking your lot and understanding your goals, we can give you a realistic range specific to your situation.

If your budget is below $300,000 for total project cost, a custom home in this market is likely not the right path. We will tell you that directly rather than take on a project that cannot be built the way it should be.

How the Process Works

01 — Site Visit and Conversation

We start by walking your lot and having an honest conversation. We look at access, topography, utilities, setbacks, and any conditions that affect cost or buildability. We talk through your goals, your plan ideas, and your budget. Nothing moves forward until we both understand what the project actually requires.

02 — Plans and Selections

Before a nail goes in, we work through your floor plan, structural details, and selections together. If you have an architect, we coordinate with them. If you are starting from scratch, we can recommend designers we trust. This phase takes time and is worth taking seriously — decisions made on paper are far less expensive than decisions made mid-construction.

03 — Permitting

We handle all permit applications and coordination with York County and state authorities. The permitting timeline varies by municipality and scope, but we account for it in the overall project schedule and keep you informed throughout.

04 — Construction

Both founders are active on every build. We are on site, we are reachable by phone, and we hold the standards we set at the start. When conditions change — and in custom home building they always do to some degree — we communicate promptly, explain the situation, and make sound decisions.

05 — Final Walkthrough

We close out every home with a detailed walkthrough. Every item on the punch list gets resolved before we hand over the keys. That is not a promise — it is just how we operate.

Already Own Land?

If you own a lot or are in the process of purchasing one, we can walk the property with you before you commit to anything — and give you a straight assessment of its buildability, site costs, and any factors that could affect the project.

Common Questions

What makes a Quiver Construction home truly custom?

Every home we build starts with your lot, your floor plan, and your selections — not a predetermined catalog. We work through the design with you before breaking ground so the finished home reflects your land, your layout preferences, and how your family actually lives. Nothing is carried over from a previous build unless you want it.

How much does it cost to build a custom home in York County, SC?

Most of our custom-home projects in York County fall between $350,000 and $700,000, including site work but excluding land. Actual costs vary with site conditions, the home's size and complexity, and selections and specifications. We provide a project-specific estimate after evaluating your property and discussing the home you want to build.

Do I need to bring my own plans, or do you help with that?

Both are fine. If you have an architect or a set of plans you want to build from, we can work with those. If you are starting from scratch, we can recommend designers we have worked with and guide you through the plan development process before construction begins.

How long does it take to build a custom home from start to finish?

Most custom home builds take 10 to 14 months from permit issuance to final walkthrough, depending on plan complexity, lot conditions, and material lead times. We set a realistic schedule before construction begins and communicate clearly when anything affects it.

How many custom homes do you build each year?

We take on a limited number each year by design. Staying selective is what allows both founders to remain actively involved in every build — on site, reachable, and accountable to the standards we set for each home.

Discuss a Custom Home Build

The first step is a site visit and a straightforward conversation. We will walk your property, understand your goals, and give you an honest picture of what your home will cost and how long it will take — before anything moves forward.
